Great news! San Diego Housing just released new guidelines for their down payment assistance program which increases the available down payment assistance and makes it easier to qualify for some borrowers! There are still funds available in most areas so if you have a client that could qualify for one of these programs have them reach out asap!
- The City of San Diego deferred loan assistance has been increased to 25% of the purchase price, or appraised value whichever is less.
- The minimum borrower down payment has been decreased to 1% of the purchase price. Please note, the 1% must come from the borrower’s personal savings – gift funds for the 1% will not be accepted.
- The maximum debt-to-income ratio has been increased to 50%. To qualify for 45% - 50% DTI, the borrower(s) must meet these three requirements otherwise DTI cannot exceed 45%:
- All borrowers, including non-borrowing spouse's - FICO 720+ and No Derogatory Credit in the last 5 years.
- All borrowers, 2 years most recent and continuous employment history, with no more than one 2-month job gap.
- 2 months of the proposed housing payment in reserves (retirement assets okay) with$1,000 from liquid assets.
A few additional updates to share:
- There is still plenty of funding available for the City of San Diego Low-Income and BIPOC Programs, County of San Diego Low-Income Program, City of Chula Vista Program, and City of El Cajon Program.

We anticipate receiving notification from the County of San Diego regarding future potential funding for this program in the first quarter of 2024. We will notify you, should additional funding become available for the program.
